10 Easy Steps to New Home Ownership in Draper, Utah

Whether you’re buying a recently finished J&J & Sons new luxury home, buying a home under construction, or starting from scratch, you’re sure to have a number of questions about the process. Our goal is to make new home ownership made easy through our attentive and responsive care and concern that we give each of our J&J & & Sons patrons.
J&J & Sons and their representatives, Ted and Rosalie Payne and Scott Jacobson, will be with you every step of the way.
You've made an exciting decision to buy a luxury new home built in Utah by J&J & Sons Construction, LLC. As you move forward through each phase of the building process, the sales representatives will work side-by-side with you to make sure you understand and are prepared for each step of new home ownership. It's all part of our absolute commitment to offering the highest quality service. As semi-custom luxury builders, J&J & Sons Construction makes sure you get the home you want, just the way you want it! We have compiled 10 useful tips to help you determine what is most important to you when buying a home and how to begin your home search.
1) Finding the right J&J &Sons home
It's the first step in the exciting process of owning your new home. You've chosen one of J&J & Sons Constructions premier communities. Now you can choose a mountain or valley view home site and luxury floor plan. Your salesperson will assist you in choosing the right home site for your family or discuss future availability that you might enjoy.
At this time, one of J&J & Sons preferred lender will be introduced. Kipp Myers from GrayStone Mortgage or Dixie from Zions Mortgage or you may use any other lender that can pre-qualify you for a loan amount. This is extremely helpful because now you'll have an idea of how much home you can afford! You'll want to bring your checkbook and have the following materials available:
* W-2 statements (2 years) or tax returns if self-employed
* pay stubs covering most recent 30-day pay period
* most recent 2 months' bank statements
2) Completing your purchase agreement
Time is on our side. An appointment will be set to complete your real estate purchase agreement (REPC). This meeting will last two to three hours.
Because the home buying and building process consists of numerous details, we encourage you to ask any questions along the way. We want to keep you informed and aware of all phases and requirements of the homebuilding process. By paying close attention to the details, you'll be a well-informed homebuyer!
3) Creating the perfect home
J&J & Sons Construction is a Semi-Custom Builder, building the right home for you and customizing with your style.
There are two steps in customizing your J&J &Sons Home. First, Exterior Selections must be chosen. Because of all the wonderful choices available, you'll want to begin by browsing all the options as soon as possible. J&J & Sons has a selection room at the model home or you may selected to visit J&J & Sons suppliers show rooms. It may take a few browsing visits to determine all the options you desire.
The second step is the Interior Selections. Once again, you can select to use J&J & Sons interior selections found in their model home or visit all of J&J & Sons interior supplier’s showrooms. All selections must be made before start of framing. Consideration is made if you choose a home that is under construction. You J&J 7 sons sales representative will help you submit all of your option choices. We recommend that children do not attend so we can diligently work through the appointment together. Consider all your choices, including appliances, electrical fixtures, flooring, blinds, home theater and more. In the end, browsing pays off because you've given yourself the time and opportunity to make the perfect choices for your home.
4) You're loan is approved
At this point, you've moved from prequalification to the final loan approval for your new home. Approval is required within 30 days or as dictated by the purchase contract of signing the REPC or the REPC for New Construction. Please consult with your home loan consultant if you are planning any changes to your financial profile. Remember, along the way, your home loan consultant may request updated information.
5) Building excitement
The day to start building your new home has arrived! You'll have a preconstruction meeting with a superintendent who will provide details on what you can expect during each phase of building. The superintendent will also review your options and answer any questions. Here are some helpful tips to remember for your visit:
* set aside 30-60 minutes
* give yourself time to arrive and begin on time
* wear closed-toe shoes
* follow all site safety regulations
6) Taking shape
Your home has been framed and is ready for drywall. Electrical has been added and plumbing is in place. It's time again to tour the building site. Like the preconstruction meeting, this will take 30-60 minutes. You should take the same safety precautions, which include wearing closed-toe shoes. Plus, make sure to bring your options contract in case you need to go over any final details.
7) Finishing touches
Your new home is close to being finished! This is an important time to:
* have your home loan consultant lock in your interest rate and forward loan documents to the title company a minimum of 60 days prior to
homeowner orientation
* set your appointment to sign closing documents
* create or transfer accounts with your utility companies
* obtain homeowners insurance
You'll receive your Homeowner Manual, and we'll schedule your Orientation appointment. Please review this before your Orientation appointment so we can answer any questions you may have. We will notify you promptly if the Orientation has to be rescheduled for any reason.
8) Getting to know your home
Your Homeowner Orientation will take approximately two to three hours. Please arrive early to make sure we can begin your orientation on time. Also, have your Homeowner Manual and disclosures available to review with your sales representative. As a safety precaution, we prefer to limit this Orientation to adults, and ask that children do not visit the construction site.
9) Signing the closing papers
As you get closer to finally owning your brand-new home, you'll meet with the title company representative. This appointment will take approximately one hour. It is important to bring:
* cashier's check made payable to title company
* valid driver's license or passport
The recording of your title may take up to three days. Once it's been recorded with the county, you'll move to the final step!
10) You get the keys
THE BIG DAY HAS ARRIVED! These items have been completed:
* Homeowner Orientation
* loan documents signed and closing funds deposited
* sign-off appointment completed
* title recorded
At closing, you will receive the key to your new J&J & Sons Construction Home!
